The site plan showing type of villa on respective plots can be viewed on plot layout plan. The road leading to the project is 8 mtrs (26 feet) wide; internal roads are of 7 mtrs (23 feet) and 5 mtrs (16.5 feet) width.

 

Design

SUNSHINE VILLAS’ provides a break from traditional residential homes. Each villa is designed with the modern family in mind. It is tailor-made to provide specifically preferred amenities in a manner suggesting a personal arrangement with your own architect.

The first floor of each villa has a receding Barbeque Terrace set a few feet back, much like a villa in a tropical resort. Each villa also has a private lawn at the back with adequate privacy. The Pergolas above the entrance, as well as on the first floor terrace which are set against the white background of the walls, gives the villa a ‘Spanish Touch’.

The internal layout of each villa is designed in a contemporary style with interior courtyards open to the sky, thereby allowing plenty of air and light to flow in. A unique feature of ‘SUNSHINE VILLAS’: provision is made for fresh air to flow through the house via a wide window located on the ground floor courtyard on one side of the villa. Date of completion

The villa will be completed in 18 months. Payments are based only on the progress of construction of the villa. The land will be registered in the buyer’s name initially itself by executing the sale deed. The building permit of each individual villa is obtained in the buyer’s name only. Construction will be undertaken as per the construction agreement executed by the builder and the buyer.

 

How do you acquire your Sunshine Villa?

• Start by picking the villa of your choice from the plot layout plan page on this web site.

• On confirmation, pay-in the booking fee of Rs.50000 by cheque in favour of ‘KCC Properties’ at the address given below:

  • Kottayam-686 001, Kerala, India.
  Or, by crediting the amount directly to KCC Properties A/c No 67110724737 State Bank of Travancore, Nagampadam Branch, Kottayam, 686006. Please use the SWIFT CODE system for all remittances by cheque/draft.
  
  
• You, the Buyer, and KCC the seller, will then execute an ‘Agreement for Purchase’ of the villa incorporating the payment schedule. Click to view the ‘Payment Schedule’.
• If you are an NRI residing outside India, the agreement will be sent to your address abroad for your signature.
• This will be followed by your payment of the first installment, i.e. 25% of the total cost. The sale deed for the land is then executed in your name with the government registering authority, and you will become the absolute owner of your plot.
• Should you wish to do so, 80% of the balance amount can be availed as home loan from the
  • HDFC (Housing development Financial Cooperation)
• We then start construction of your villa. The balance payments are made by you, or by the bank, on completion of each stage of construction.
• The villa will be completed within 18 months from the date of starting foundation work.
